Please don’t confuse your Zillow® Search with my Real Estate License!!
Does that sound harsh? Perhaps.
Zillow® is a popular home search site, but is it the site that is most accurate and the one that displays ALL the homes on the market?????? NOOOOOOOO!!!
Zillow.com and Trulia.com — get more traffic than realtor.com, but Zillow Group sites have fewer listings in most markets, and the two are losing ground in traffic.
That’s the finding of a lengthy study by BuildZoom.
According to BuildZoom, as of Sept 21 2015, Zillow.com has fewer listings than realtor.com in 42 out of 51 major cities.
As a real estate agent, I know that one of my most difficult tasks is pricing a home. That holds true whether I am representing a seller or a buyer. Market pressures change from week to week and from neighborhood to neighborhood. The motivation of the parties is always a factor, as is the condition of a home and those around it. No algorithm, however sophisticated, can quantify the
value of a kitchen that was remodeled just before a home was put on the market or a yard that is poorly maintained. It simply isn’t possible for any AVM “automated valuation model” to predict the value of a home with a level of accuracy sufficient to make a housing decision.
According to their own website (look at the graphic) their accuracy ratio is not very good…..
ZESTIMATE ACCURACY/STAR RATING:
- This rating is tied to the Median Error in an area.
The ratings are as follows:
- = Best Zestimate
- = Good Zestimate
- = Fair Zestimate
- = Tax assessor’s value, or unable to compute Zestimate accuracy
- 0 stars = No valuation
Being off by about 10% of the value is a HUGE difference. That easily is the difference between a buyer making an offer that the seller will accept or reject! NOT GOOD!!!
Your best way to see all homes on the market and make sure you get the correct opinion of value on a home is to work directly with a real estate agent! Maybe me?!?!
