I recently read an article, that I politely “borrowed” the name from 11 Reasons Why Your Home Isn’t Selling, and it made me think…….be afraid, be VERY afraid!!
As I recently wrote in my article What is Absorption Rate in Real Estate and Why is it Important? based on the numbers we are (and have been) in a sellers’ market. Based on the numbers it isn’t remotely in question, it is a very strong sellers market. Real Estate is an industry of supply and demand. We currently have very high demand and very little supply.
Why am I stressing the fact that we are in a sellers market??? It is simple. If your home, in this market of such short supply, is not selling YOU NEED TO PAY ATTENTION TO THE 11 REASONS!
Let’s look at the reasons:
ALL of these items are VERY MUCH in your control! The most important item on the list, which can solve ALL of the other reasons is:
Not all people are ready, willing or able to make changes to their home to maximize the value. That is fair and understandable. However, if your home is NOT in top condition you will NOT get top dollar.
There is only ONE reason a home does not sell and that is the first one on this list. The other items on the list will help to bring a higher sales price and more potential buyers. If you have an experienced agent who knows the market and you take their advice you will end up with a winning offer.
While you shouldn’t panic if the house doesn’t sell the moment you list it, you should begin to worry if the weeks start flying by without any real offers.
